WHAT HAVE BEEN ACCOMPLISHED:

JMEC has been structural engineer for seismic retrofit of a 4 story 30,000 sf building to satisfy the San Francisco UMB Ordinance.  For the seismic retrofit, work included masonry shear test, seismic analysis and retrofit design, minor architectural design including ADA compliance, minor alterations, and street and sidewalk improvements as required by SFDPW Bureau of Street-Use and Mapping.

For the Tenant Improvement, the building was modified to open up floor space and the basement was converted to a nightclub.  The building was further strengthened per SFBC Sections 3405 and 1605 for Change in Use from C3G Zoning to C3 Zoning, a new elevator and 2 stairways were added to satisfy ADA requirements.   Upgraded the fire and life safety system.  New façade was added to the front and back of building.  The existing roof was replaced by a new energy efficient roof.

Underpinning was required to stabilize the soil and to construct the elevator pit.  The contractor held weekly meeting with owner and engineer to monitor progress and to resolve construction issues in a timely manner.
